When to Replace a Shingle Roof

While shingle roofing systems are frequently the most durable and economical option, over time, with exposure to weather-related events, and seasonal heating and cooling over many years, even the best shingle roofing system may eventually need to be repaired or replaced. It’s important to inspect your roof after a large storm to make sure that it is intact and can still protect your home from the elements. Several signs that your shingle roof has sustained damage severe enough to justify a new roof include:

Curled Shingles:

When your shingles curl, they are no longer able to protect your house. Shingle roofs operate on a simple principle – overlapping shingles form a protective shield that sheds water away from your home. A curled shingle presents an opening where water can get underneath your roof and cause expensive damages and repairs. If this problem persists long enough, a roof can collapse under the weight of snow and ice accumulation during the winter.

Rotted Shingles:

A shingle that has rotted is unable to prevent water from penetrating your roof and entering your attic and home. Weather-related impact and age are the most significant factor that may result in rotting shingles, the cellulose mats that form the base of asphalt shingles are made of organic materials, which are sandwiched between layers of asphalt during production. Protection for the roof structure is dependent on the organic materials staying dry. When shingles become damaged by weather events, or due to age, moisture can manage to creep into shingle mats, which eventually results in rotted shingles. Shingles that are rotting show pieces chipping away, and in some cases large chunks of the shingle may fall off. This damage points to excess moisture collecting in the shingle mats, which means the integrity of your roofing system is in jeopardy. All American Roofing Company Estimators can assess the damage for you, and our Roofing repair Techs can try to fix the problem by replacing part or all of the affected shingles. If a large section of your roof has been hit with water damage, you should consider the potential for damage to your home and explore options in roof replacement.

Missing Shingles:

Probably the most significant issue a roof can face is shingles that have been removed, exposing your bare roof decking to the elements. Major storms with heavy winds like the Nor’easters that periodically hit our area, can blow shingles off the roof deck, creating a significant exposure to your roofing system.  Without the protective layer of shingles, water will seep into the uncovered plywood surface of your roof and into your home. This can result in water damage, which over time can turn what was a minor roof repair, into the need for a roof replacement, in order to protect your home.

Drooping Roof:

The primary cause of a sagging roof is water damage that has gone unaddressed for a substantial amount of time. Essentially, water was able to penetrate the protective shingled roofing surface and caused the wood underneath to rot and lose structural stability. If your roof is sagging, it’s very likely that you may need a new roof installation.
